Property comes after liquidity
The official game description confirms that buildings can be purchased and that real estate is one route for expanding the empire. Version 1.0 also added purchasable homes in The Hamptons. Neither fact means buying property is always stronger than leasing the next operating location.
Before committing capital, keep enough cash for wages, inventory, rent on other sites, taxes, repairs, and loan payments. A valuable building does not stock a store or cover payroll by itself.
Decide what the building must do
Classify the purchase before comparing locations:
- Operating asset: a retail, office, warehouse, or other site that supports a company function.
- Expansion asset: additional space that removes a capacity or logistics constraint.
- Personal property: housing and prestige purchases, including late-game homes.
- Investment holding: property bought primarily as part of the portfolio described by the game.
The purchase only makes sense when its intended benefit is worth the cash tied up. Do not assume a personal mansion and a warehouse produce the same kind of return.
Buying without stalling the company
Review the banking and property information shown in the current save, compare the price with ongoing obligations, and preserve an operating reserve after purchase. If borrowing is required, add the loan’s minimum daily payment to the property decision rather than looking only at the purchase price.
Version 1.0 changed loans, taxes, and investment tools, so old affordability formulas may no longer describe the live economy.
Version note
This page reflects official property and Hamptons features reviewed September 2, 2026. Timing advice is marked mixed because property values, financing, and opportunity cost depend on the current save and later patches.
